BACKGROUND

The Ashdon Road Industrial Estate consisted of 14 buildings, either empty or housing a variety of industrial companies, in addition to the Ridgeons Timber and Builders’ Merchant.

SOLUTION

Sweco were appointed in a multi-discipline capacity by Turnstone in partnership with Ridgeons to demolish and remediate the site, re-profile the site in a cut and fill exercise, support the planning application for the outline permission for residential development, and to design the new Ridgeons store. 

The completed store provides approximately 60,000sqft of floor space split between warehouse, shop floor and mezzanine showrooms. In addition, 1.4ha of external space provides additional sales area for paving, aggregates and external materials along with customer and staff parking.

  • Contaminated land surveys and remediation consultancy, including on-site hydrocarbon treatment and deep borehole groundwater monitoring.
  • Cut and fill levels design modelled in Civils 3D, allowing for a high pressure fuel pipeline running under the development.
  • Site-wide infrastructure design providing serviced plots for 200 residential plots and further development opportunities.
  • 40m span portal frame design with dominant openings and glazed facades.
  • External concrete service yard with high specification to suit forklift truck activity.
  • Off-site highways design including street lighting and safety audits.
