Sheerwater Regeneration
Project Overview
This project involved the proposed regeneration plan of the entire Sheerwater area of Woking and will include circa 1,200 residential units, including both affordable and private, a leisure centre with swimming pool and other community facilities. This is an eight-year development project by Thameswey Developments, on behalf of Woking Council, with capital cost in excess of £0.5bn.
The Challenge
Air quality, ecology, acoustics, sunlight/daylight, civil and structural engineering services were needed for the entire development in relation to the Environmental Impact Assessment (EIA). The second hybrid planning application included detailed planning for 70% of the site and outline planning for the remainder of masterplan. An Air Quality Assessment was initially provided to support the hybrid planning application for the proposed development. Future impacts arising from road emissions and gas heater emissions were assessed at sensitive human and ecological receptors with detailed air quality dispersion modelling.
The project is a phased development and received planning consent. Due to the challenging prolonged phased approach to construction, continued dust monitoring and air quality monitoring is being provided to ensure surrounding sensitive receptors are not adversely affected.
The Solution
Regular liaison with the client, contractors and local authority has been maintained through the phased construction approach to ensure surrounding sensitive receptors are not adversely affected.

Regular communication has provided important support for the client and has helped to ensure the surrounding community of sensitive receptors are not adversely affected.
