Woolwich Exchange
Project Overview
Woolwich Exchange is the proposed regeneration of the land around the Former Covered Market between Plumstead Road and Spray Street, Woolwich. It will open up a previously closed site, creating an active space with new indoor and outdoor public spaces with free access for everyone to enjoy. Delivering a major investment in the future of Woolwich, the will deliver well-designed housing, new leisure and community facilities, including a five-screen cinema, nursery, gym, restaurants, cafes and bars.
The Solution
The plans have been developed by a joint venture partnership between developer St Modwen and housing association Notting Hill Genesis, which was appointed by the Royal Borough of Greenwich to deliver the exciting scheme. Sweco provided technical support and advice to the architects and the wider client team in relation to the design and layout. By developing a servicing strategy that utilised existing public highway to achieve safe and efficient servicing, the need for internal ground floor servicing was designed out ensuring that the new public spaces are free from any vehicle movements. Sweco also assisted in the design of a new shared space through the Site and the efficient design of a basement which includes servicing, disabled parking and cycle parking facilities.
Sweco led pre-application negotiations with Transport for London, Greenwich Waste and Transport Officers, on this referable scheme. Sweco also produced the Healthy Street and Vision Zero compliant transport assessment, assessing the cumulative impacts of the development on the surrounding highway and public transport networks, and also the travel plan, and delivery, servicing and waste management plan. Sweco is also providing mechanical and electrical advice.
The Result & Benefit to Client
We have assisted the client throughout the life of the plan assisting in developing a scheme that has continually adapted as planning policy, particularly the London Plan, has changed throughout the period prior to submission. This included redesigning a car dominant basement to one which is focused on providing accessible cycle parking, efficient waste stores and disabled parking spaces. Our assistance helped to ensure quality design within minimal space helping to keep project costs down.
