Project Overview

Our challenge was to undertake large scale renewal of an estate and to create a sustainable and inclusive community, and solve the problem of how to minimise the impacts on residents whilst construction is occurring over the 16 year programme.

The Solution

The proposal is for 2,700 new and replacement homes and new community and leisure facilities. The regenerated estate is based around a new Park, on the edge of which is a world class leisure facility that forms part of the estate redevelopment. This will offer swimming pools, sports halls, a gym, café, creche and a library.

The library will provide a significant cultural and community resource for the area. Sweco are providing Estate Wide advice on Utilities and Services, including drainage and water management, flood risk, highways design and transport planning support. Our specialist cycling and walking expertise is key to ensuring the proposals safely promote active travel.

We are advising on innovative measures to reduce car dependence and make the most of the potentially sustainable location. We are also advising on construction access and management at this complex site, that will be built over 16 years. Sweco have reached agreement with TfL for access gates on main roads that significantly reduce impacts on local residents. Our inputs extend to the individual buildings too, where we are providing utilities, vehicle access, cycle parking, deliveries and waste storage advice.

The Result & Benefit to Client

  • Reduced car use and ownership
  • Car Free for new residents
  • 100% renewable energy
  • Detailed construction management plan maximises safety and minimises disruption
