Redevelopment Of 15-16 Minories & 62 Aldgate High Street, London
Project Overview
The “Minories Estate” site comprised a number of vacant and underutilised office spaces, including Latham House at 16 Minories, adjacent to the regeneration area of Aldgate High Street, on the edge of the City of London. Planning permission was granted in June 2014 for its comprehensive redevelopment into a 500,000sqft mixed-use scheme comprising approximately 18,000sqm of B1 office floor space with retail, a 380 bedroom Hampton by Hilton hotel with Class A3 use, D1/D2 community uses, and 87 residential units. The development scheme is car free with all delivery and servicing activity accommodated within a basement service yard, accessed from Little Somerset Street.
The Challenge
Sweco’s Transport Planning team provided the highways and transport input into the scheme design development, developed the access and transport strategy in consultation with officers at the City of London, and provided input into the planning application, including preparation of a Transport Assessment, a Travel Plan and a Delivery and Servicing Plan. Our team also provided waste strategy advice including estimating the waste generation and storage requirements for each of the proposed land uses. Our team are also currently providing assistance with a revised planning application for the office to provide circa. 30,000sqm of B1 and retail floor space.
Sweco continues to assist 4C Hotel Group in developing the design for the basement and landscaping areas as the residential and hotel elements of the project move through detailed design. This includes producing the technical reports required to discharge transport related planning conditions, detailed design of the on-site drainage strategy, design of the hardscaping build-up, S278 highways works, stopping up applications and electronic ramp access design and specification.
