Woodberry Down Regeneration
Project Overview
Woodberry Down which is located in North London is one of the most exciting mixed community, self-funding £1b development innovative regeneration project which has been running for many years. It is a 64-acre development site and when finished will provide 5,500 new homes. It is a sustainable development committed to the natural environment and energy conservation. The master planning has focused on creating a sustainable community with large and improved public open space as well as community facilities.
We have been involved with the project for the last 12 years having completed many phases and currently involved in the latest phase 3. There have been many exciting challenges which we have overcome in collaboration with Berkeley Homes and the design team. Various phases we have been involved with have been award winning projects such as Social development of the year, best multi storey development.



The Challenges
- Site-wide community heating from low-carbon technology which includes biomass and CHP. A comprehensive energy strategy was provided during all aspects of the GLA and local planning policy.
- Environmental considerations helped to generate the form and orientation of the tower blocks. This along with high tech solar shading maximised the exposure to natural daylight and therefore reduced the energy consumption of the building.
- Key design principles for the basements were heavily influenced due to the close proximity of red routes and London Underground tunnels.
- Retention of substation within footprint of a building.
